NHK Capital opens 109-unit BTR community in Texas. Center Park Group and Saxum advance 106-home community. Trilogy closes 109-home BTR entry. 2026 will be a test for SFR/BTR. Two new BTR deals.

ACQUISITION: Miramar expands Nashville-area BTR portfolio with two acquisitions. Miramar Capital has acquired two newly built BTR townhome communities in the Nashville MSA: Harts Branch (167 units) in Smyrna and Legends Townhomes Phase 1 (56 units) in Lebanon, both purchased at completion via forward contracts. With the added regional scale, Miramar has launched an in-house property management platform, Reliance Management Solutions, to manage its BTR portfolio. The firm credited Austin Fragoletti of MMG Real Estate Advisors for advising on both deals, PPR Capital Management as joint venture partner, and Arbor Realty Trust for financing.

DEVELOPMENT: NHK Capital opens 109-unit BTR in Texas. NHK Capital Partners, a Hogan Family Company, held the grand opening for Soltera Rolling Pines, a newly built 109-unit BTR community in Conroe, Texas, alongside development partner Excelsior Partners. Noreen Hogan, a principal at NHK Capital Partners, said the project reflects NHK’s strategy of pairing capital with proven developers to execute in high-growth markets.

DEVELOPMENT: Center Park Group and Saxum advance 106-home BTR. Center Park Group has started land development for a new BTR community in Garner, North Carolina, in partnership with Saxum Real Estate Partners. Horizontal work began in July 2025, with vertical construction expected to start in spring 2026 and phased openings planned for late 2026. Jason Esposito, president of Center Park Group, said the community is designed for operational efficiency and resident appeal, while Daniel Servidio, development manager at Saxum, called it Saxum’s debut BTR deal within its housing platform and pointed to a broader pipeline.

FINANCING: Trilogy closes 109-home BTR entry into Greater Memphis. Trilogy Investment has closed on REV3 at Garner Lake, a 109-unit BTR community in Lakeland, Tennessee, marking its first investment in the greater Memphis market and its third BTR closing in 2026. Jason Joseph, CEO and Managing Partner of Trilogy, said the deal is also the firm’s first JV partnership with Builders Capital, which is providing financing as well. The project will deliver three- and four-bedroom rental homes of roughly 1,657 to 1,866 square feet with attached garages, with construction expected to begin in February 2026 and first deliveries targeted for Q4 2026.
