DISPOSITION: JLL arranges sale of 138 units. JLL has arranged the sale of Trulo Homes Jenks, a 138-unit BTR in Jenks, Oklahoma. The sale was arranged by JLL’s Steven Hahn, Art Barnes, Matthew Putterman, Matt Stewart, Ace Sudah, and Michael McReynolds.

DISPOSITION: Taylor Morrison and Varde sell 151-home community for $41.25 million. Taylor Morrison and Värde Partners sold Yardly Monroe, a 151-home BTR community in the Charlotte metro, to FCP for $41.25 million, or more than $273,000 per unit. The cottage-style rental project, built on nearly 25 acres at Secrest Price Road and U.S. Route 74, was delivered in phases across 2024 and 2025 after breaking ground in late 2023. Darin Rowe, president of Taylor Morrison’s Yardly brand, said the sale marks the company’s first Charlotte-area Yardly disposition and highlighted a pipeline of 1,500+ additional BTR homesites in planning and development across the metro. The transaction was arranged by Northmarq’s Trevor Koskovich, John Currin, Jesse Hudson, Austin Jackson, Faron Thompson, and Grant Harris, with Freddie Mac providing $24.75 million in acquisition financing.

FINANCING: Madison Communities closes $24.7 million construction loan. Madison Communities has closed a $24.7 million construction loan from First Financial Bank to finance a 79-unit BTR townhome community in Nashville. Ross Rabun, Executive Managing Director, said the financing reflects Madison’s ability to move projects from planning to construction in a capital-constrained environment, marking the next phase of the firm’s first BTR community. McCarley Davis, president of Madison Communities, said the project extends the firm’s Sun Belt growth strategy.

PEOPLE MOVES: Jim Chapman Construction Group names new President to lead BTR growth. Jim Chapman Construction Group has appointed Chris Mancuso as president, with founder Jim Chapman shifting to chief executive officer and board chairman.
