ACQUISITION: Atlas acquires 19-home community for BTR conversion. Atlas Real Estate has acquired a 19-unit townhome community in Wheat Ridge, Colorado, repositioning the newly built property as a BTR asset after it was originally developed for for-sale housing but struggled to achieve target pricing. Eric Thorsen, Chief Investment Officer at Atlas Real Estate, said the asset fits the company’s strategy of targeting institutional-quality BTR opportunities in supply-constrained, high-growth markets at a below-replacement-cost basis.

DEVELOPMENT: Southern Impression Homes launches seven Florida BTR communities. Southern Impression Homes has seven new BTR communities under construction across Florida totaling 1,314 units, spanning Daytona (266), Gainesville (120), Orlando (166), Tampa (224), Ocala (204), Wildwood (226), and Jacksonville (108). Chris Funk, President and CEO of Southern Impression Homes, said the firm differentiates through flexible deal structures and equity alignment with clients in a challenging market.

FINANCING: Way Capital closes $40.5 million construction loan for Phoenix-area BTR. WAY Capital has closed $40.5 million in construction financing for a BTR community in the Phoenix metropolitan area. The firm said the deal reflects continued strength in the BTR sector and highlights its ability to structure customized construction financing in high-growth Sun Belt markets.

PEOPLE MOVES: Blue Vista names two managing directors to lead BTR strategy. Blue Vista has appointed Andrew Schaffler and Justin Yagerman as managing directors focused on BTR. Schaffler will lead the firm’s BTR investment strategy, overseeing sourcing, underwriting, structuring, and execution, while Yagerman will run fundraising and growth initiatives across Blue Vista’s BTR and broader living strategies platform.
