RSK plans 210-unit BTR in Texas. JCCG breaks ground on 365 homes. Material Capital begins leasing. 2025 single-family rental index. Two new BTR deals.

DEVELOPMENT: BrightSky Residential, Center Park Group break ground on 201 homes. BrightSky Residential has acquired a 25-acre site in Wendell Falls, North Carolina and begun construction on a 201-townhome BTR community. “This is one of the most ideal new home locations in the Raleigh Metro Area,” said Hamilton Stolpen, President of BrightSky’s Southeast Division. Brian Herring, Raleigh Division President of Center Park Group, said the project marks the firm’s first development with BrightSky Residential.

DEVELOPMENT: RSK plans 210-unit BTR in Texas. RSK Real Estate Partners has acquired 17.2 acres to develop The Landing at Katy Pointe, a 210-unit BTR community on Katy’s rapidly growing west side at Clay Road and Katy Pointe Boulevard. Construction is set to begin in the coming weeks, with delivery targeted for Q3 2026. Rick Ragan of NewQuest represented the buyer, while Nick Ramsey and Kevin Sims represented the seller, Telephone Investments.

DEVELOPMENT: JCCG breaks vertical ground on 365-home BTR. Jim Chapman Construction Group (JCCG) has begun vertical construction at Heartwood at Richmond Hill, a 365-home master-planned BTR community in Richmond Hill, Georgia. Phase I includes 213 homes and a clubhouse, with Phase II slated for 2026. The community will offer a mix of ranch and two-story, attached and detached homes. “Our continued success in the Savannah area reflects strong demand for thoughtfully built rental homes,” said Jim Chapman, President of JCCG.

DEVELOPMENT: Material Capital Partners begins pre-leasing for 82-home community. Material Capital Partners has started pre-leasing for Indigo Cove, an 82-townhome community in Bluffton, South Carolina, with first deliveries expected in January 2026. “Indigo Cove captures the essence of Bluffton’s relaxed and coastal lifestyle,” said Alex Chalmers, founder and managing partner of Material Capital Partners. Greystar will manage the community. “We selected Greystar for their proven expertise in premier BTR communities,” said Khrista Villegas, managing director at Material Capital Partners.
