NEWS ROUNDUP

ACQUISITION: Capital Square launches DST offering for 72-home active adult BTR in Texas. Capital Square has launched a Delaware statutory trust offering for a 72-home, age-restricted rental cottage community for residents 55 and older in New Braunfels, TX, a San Antonio suburb on the Interstate 35 corridor. The single-story one- and two-bedroom cottages have private drives and attached garages, and the community was 91.7% leased in the late stages of initial lease-up. Louis Rogers, founder and co-CEO of Capital Square, said more active adults are selling their homes and moving into purpose-built rental communities. Whitson Huffman, co-CEO and chief investment officer, said New Braunfels' population growth, regional access, healthcare and recreation make it well suited for age-restricted living.

DEVELOPMENT: Wan Bridge starts 144-home BTR near Houston using AI platform. Wan Bridge has started development on a 144-home build-to-rent community in Richmond, TX, a Fort Bend County suburb west of Houston, using AiWB, the AI-powered construction platform it developed. The community will have cottages, including fourplex cottages, and townhomes with private fenced yards and attached garages, plus a resort-style pool and dog park. Ting Qiao, CEO of AiWB, said real-time data and smarter scheduling are already helping the firm deliver the community faster. Qiao said the company has put about $26M into the platform, a period in which its year-over-year home starts and completions rose 40% to 50% while headcount fell 10%.

DISPOSITION: Marcus & Millichap arranges $6.55M sale of 12-townhome BTR in Colorado. Marcus & Millichap has arranged the $6.55M sale of a newly built 12-townhome rental community in Lakewood, CO. Colorado-based developer Metro Venture Properties sold the property to a Southern California investor completing a 1031 exchange. The three-bedroom, three-bath townhomes are 1,620 square feet each, with an attached one-car garage and in-unit laundry, and the community was 100% occupied at the time of sale. Matthew Berk and Clayton Primm of Marcus & Millichap's Denver office marketed the property, and Berk said the new construction and three-bedroom layout made it a strong fit for the buyer's 1031 exchange.

RESEARCH: SFR occupancy reaches 94.3% as rent growth accelerates. Single-family rental occupancy reached 94.3% as affordability challenges kept many households renting, according to Arbor Realty Trust's latest SFR investment snapshot, written by Dan Peltier. Annual SFR rent growth accelerated to 2.9%. Build-to-rent construction accounted for 6.9% of single-family housing starts in the latest quarter, below its recent peak but still high by historical standards, which Arbor said helps keep supply and demand in balance. Average SFR cap rates stood at 7.2%, up two basis points from the prior quarter.
