DISPOSITION: Colliers arranges Tallahassee sale. Colliers has arranged the sale of The Cypress at Wesley Park, a 71-unit single-family-style BTR community in the Tallahassee MSA. Will Mathews and Jake Bradshaw of Colliers Atlanta partnered with Case Babb, Luis Baez, Shawn Rupp, and Mike Steiner of Colliers Tampa to represent the seller.

DEVELOPMENT: Center Park Group to launch BTR community in Charlotte. Center Park Group, in partnership with Gordon Road Capital and DP Development, has announced Two West End, a 100-unit build-to-rent townhome community in West Charlotte. Vertical construction is set to begin within 45 days, with full completion expected by January 2027. Jason Esposito, CEO of Center Park Group, and Justin Coulter, managing principal of Gordon Road Capital, expressed great enthusiasm for the project.

DEVELOPMENT: JCCG celebrates 100 leases at Georgia BTR. The Cottages at Battlefield Crossing, a 244-unit BTR community in Ringgold, Georgia, has signed its 100th lease. Developed by Jim Chapman Construction Group (JCCG) under its Ranch Cottages for Rent brand, the community opened in March and is on track for full completion in early 2025. “This is a huge accomplishment for The Cottages at Battlefield Crossing and an even bigger win for the BTR sector,” said Jim Chapman, president of JCCG.

MARKET: Invitation Homes beats estimates. The nation’s largest single-family landlord, with 85,000 homes across 16 markets, reported $681 million in second-quarter revenue, up 4.3% year-over-year and above analyst expectations of $667.9 million. The Dallas-based REIT posted FFO of $0.48 per share, matching estimates, and guided 2025 core FFO between $1.88 and $1.94 per share, slightly below the $1.92 analyst consensus at the midpoint. Same-store new lease rents grew 2.2%, renewals rose 4.7%, and blended rent growth came in at 4%.
