BTR Daily - August 26, 2026 - Starwood secures $482.5M loan for 1,749-home SFR portfolio

FINANCING: Starwood secures $482.5 million refinance for 1,749-home SFR portfolio. Starwood Asset Management has secured a $482.5 million floating-rate, interest-only CMBS loan from Nomura Securities to refinance a portfolio of 1,749 single-family rental homes across 10 states. The loan matures in August 2028 and includes three 12-month extension options. The portfolio was more than 96% leased as of April, with homes averaging 1,812 square feet and dating to roughly 1992. Nearly one-third of the properties are in Georgia, about a quarter are in Arizona and just under 12% are in Florida. Starwood originally assembled the portfolio between 2021 and 2022 for about $674 million.

DEVELOPMENT: Capstone and CBI Construction open 263-unit rental community. Capstone Communities and CBI Construction have opened a new 263-unit Class A cottage-style rental community in Bloomingdale, Georgia, with units being delivered in phases and full completion expected by spring 2027. Thomas McDonald, assistant project manager at CBI Construction, said the project benefited from strong collaboration between the teams, while Amanda Wallis, executive vice president of development at Capstone Communities, said the community is designed for renters who want apartment-style amenities combined with the independence and space of cottage living. CBI Construction is serving as general contractor, while Capstone Properties is handling leasing and property management.

DISPOSITION: Blaze Capital sells 107-unit community. Blaze Capital Partners has sold a 107-unit townhome community in Pineville, North Carolina, with the buyer and sale price undisclosed. Blaze and Argosy Real Estate Partners originally acquired the property in July 2022 for $32 million, and it was 98% occupied at the time of sale. Caleb Troop, Thomas Colaiezzi, Matt Robertson and Drew Kwiatkowski of Berkadia represented Blaze in the transaction.

FUNDRAISING: Boom raises $15 million Series A and launches AI-powered CRM for SFR. Boom has raised $15 million in Series A funding and launched BoomCRM, an AI-powered leasing and touring platform designed specifically for single-family rentals. The round was led by S3 Ventures, with participation from Mischief VC and existing investors Starting Line VC, Company Ventures and Gilgamesh Ventures. Rob Whiting, CEO and co-founder of Boom, said the funding will support the new product launch, engineering expansion and go-to-market growth after the company posted significant revenue growth. Aaron Perman, general partner at S3 Ventures, said Boom is modernizing a rental process that has historically relied on software focused more on accounting than decision-making.
