ACQUISITION: Wrightwell acquires Atlanta BTR. Wrightwell has acquired Parallel 36 at Jailette, a BTR townhome community in East Point, Georgia. This marks Wrightwell’s third deal of 2025, following acquisitions in Cary, North Carolina, and Birmingham, Alabama. The firm, which closed on Parallel 36 and Parkside Townhomes in under 45 days, aims to deploy more than $100 million across the Southeast by year-end. Anthony DePalma and Alex Kahn, co-founders at Wrightwell, expressed great enthusiasm.

ACQUISITION: Topaz Capital makes Florida BTR acquisition. Topaz Capital has acquired The Cypress at Wesley Park, a newly delivered 72-home single-family rental community in the Tallahassee MSA. The deal, sourced from D.R. Horton, was financed by Arbor Realty Trust, with Stein Adler Dabah Zelkowitz serving as buyer’s counsel. “The Cypress acquisition builds on our conviction that BTR is no longer a niche but a core housing solution for Florida’s fastest-growing metros,” said Marc A. Hershberg, managing partner and CEO of Topaz Capital.

DEVELOPMENT: Hines launches leasing at 129-unit BTR. Hines, in partnership with PGIM Real Estate and Trez Capital, has begun leasing Meadowlark at Wildflower Ranch, a 129-home single-family rental community in Justin, Texas, part of the 1,100-acre Wildflower Ranch master plan. Built by William Ryan Homes, the three-bedroom residences range from 1,600 to 2,066 square feet with rents starting at $2,595.

DEVELOPMENT: Balcara making progress on luxury project. Ed Steffelin, CIO at Balcara, shared a progress update on Skymore Southshore Bay, a 196 luxury townhome community in Florida.
