NEWS ROUNDUP

DEVELOPMENT: LaTerra and Revitate open 344-home BTR in Albuquerque. LaTerra Development and Revitate have opened a new 344-home BTR community in Albuquerque, with leasing underway and homes available for immediate move-in. The 37-acre development includes 202 townhomes and 142 detached single-family homes. Robert Lang, managing director of commercial real estate at Revitate, said the project offers renters the privacy and space of a home with the convenience of professional management, while Charles Tourtellotte, CEO of LaTerra Development, said Albuquerque has been underserved by this type of housing. Alex Bhathal, executive chairman of Revitate, said the goal was to create a neighborhood where residents can connect and feel at home from day one.

FINANCING: Berkadia arranges $19.1 million acquisition loan. Berkadia arranged a $19.11 million acquisition loan for a newly built 101-home BTR community in St. Cloud, Florida, acquired by Bayshore Investment Partners for $29.4 million. Brad Williamson, Kyle Ryan, Mitch Sinberg, Scott Wadler and Matt Robbins of Berkadia Miami arranged the five-year, fixed-rate financing with full-term interest-only payments. Williamson said professionally managed BTR communities continue to benefit from strong renter demand across Florida, while Jose Tello, principal and founder of Bayshore Investment Partners, said the acquisition pushes the firm’s owned and managed portfolio above 2,000 units. Efren Ales, principal and managing partner at BIP, said the property fits the firm’s strategy of buying newly constructed communities in high-growth Sun Belt markets.

DEVELOPMENT: Canvas plans 141-unit BTR. Canvas Residential Partners is planning a 141-unit BTR townhome community in Bermuda Run, North Carolina, as development continues to expand into the outskirts of the Triad. The project will include townhomes arranged in groups of four to six units, along with an amenity center, maintenance building and dog park.

ACQUISITION: 29th Street Capital acquires 161 units. 29th Street Capital has acquired a 161-unit townhome community in Olathe, Kansas, in partnership with Basis Investment Group through its BIG Equity Value-Add Fund II. The property will be managed by 29th Street Living, the firm’s property management division, and the partnership plans to implement a capital improvement program. The community includes a mix of two- and three-bedroom townhome floor plans.
