EXPANSION: Topaz launches $120 million BTR acquisition platform. Topaz Capital Group has launched Topaz BTR, a new investment platform focused on acquiring BTR communities directly from developers across Florida, Georgia, South Carolina, and North Carolina. The South Florida-based firm has about $120 million of programmatic JV equity available for the strategy, supported by warehouse financing and operating partnerships designed to speed execution. Marc A. Hershberg, managing partner and CEO of Topaz, said the platform is intended to give developers a well-capitalized takeout partner with greater certainty of closing. Topaz BTR will target newly delivered, lease-up, near-stabilized, and stabilized communities generally containing 125 to 250 homes, and will consider direct acquisitions, forward purchases, portfolio deals, select joint ventures, and recapitalizations.

DEVELOPMENT: AHV begins leasing 238-home BTR in Texas. AHV Communities has delivered the first homes and started leasing at a new 238-home BTR community in Cypress, Texas, developed on a 45-acre former residential and horse-ranch site. Founder and CEO Mark Wolf said the project will include detached one- and two-story homes ranging from about 1,008 to 1,784 square feet, with two to four bedrooms, attached garages, and private yards. Rents range from roughly $2,100 to $2,900 per month, while amenities include a clubhouse, resort-style pool, gym, pickleball court, and dog park.

FINANCING: Adam America and Stellar secure $35.1 million takeout loan. Adam America Real Estate and Stellar Communities have secured a $35.1 million construction takeout loan for a newly completed 134-unit BTR townhome community in St. Cloud, Florida, about 30 miles south of Orlando. CoreVest Finance provided the financing, which was arranged by Walker & Dunlop. The community offers two-, three-, and four-bedroom townhomes, with asking rents starting at approximately $2,463 per month for two-bedroom units. Amenities include a clubhouse with a fitness center, resort-style pool, covered playground, walking path around the adjacent lake, and a lakefront dog park.

DEVELOPMENT: Center Park Group completes 73-unit BTR community. Center Park Group has completed a 73-unit BTR townhome community in Matthews, North Carolina, for developer Canvas Residential Partners. Vertical construction began in July 2024 and finished in June 2026, with Center Park Group delivering both the homes and amenities. Jason Esposito, CEO of Center Park Group, said consistent execution and predictable quality are becoming increasingly important as BTR matures into a long-term housing strategy, while Creighton Call, managing partner of Canvas Residential Partners, said the project reflects the strength of the partnership between the two firms, which now have 11 BTR communities completed or under construction together.
