DEVELOPMENT: Sallee Development breaks ground on $69 million BTR. Sallee Development has broken ground on Flint Trails, a $69 million BTR community in Gardner, Kansas. Tyler Sallee, CEO and owner of Sallee Development, said the project reflects the company’s commitment to delivering high-quality, attainable housing in the region, while Drake Vidrine, senior residential construction manager at CommunityAmerica Credit Union, said the development supports growing housing demand in one of the metro’s expanding markets. The community is expected to begin delivering first units in late 2027.

DEVELOPMENT: Bridge Tower breaks ground on 97 units. Bridge Tower Homes has broken ground on Saddlebrook, a 97-unit single-family rental community in Corinth, Texas, being developed in partnership with Hankyu Hanshin Properties of Osaka, Japan. The homes will be delivered under Bridge Tower’s Westfield Homes brand, with floor plans ranging from 1,700 to 2,650 square feet and pricing starting at $385,000. George Huang, co-CEO of Bridge Tower Homes, said the company expects demand to remain strong because of continued population and job growth and plans to keep expanding in growth markets.

DEVELOPMENT: Trilogy closes 120-townhome community. Trilogy Investment Company has closed on REV3 at Hill Road, a 120-townhome BTR community in Powder Springs, Georgia, marking its sixth BTR community of 2026 across the Sunbelt. Jason Joseph, CEO and managing partner of Trilogy Investment Company, said the project reflects how BTR housing is adapting to affordability pressures by delivering well-designed rental communities faster while preserving the feel and amenities of a traditional neighborhood. Leasing is expected to begin in the second quarter of 2026, with first deliveries scheduled for the fourth quarter of 2026.

FINANCING: JLL secures $37 million construction loan for 224-unit BTR. JLL has arranged a $37,750,000 construction loan for a 224-unit BTR in Wildwood, Florida. JLL’s Matthew Putterman, Max La Cava, and Alex Riva arranged the financing.
