ACQUISITION: Florida investor buys North Carolina BTR for $31 million. A Florida-based investor tied to MFP Capital has acquired Landing at Stone Chimney, a single-family rental community in Brunswick County, North Carolina, for more than $31 million. Four LLCs linked to Peter Von Der Ahe, managing partner at MFP Capital, bought the property from D.R. Horton, the nation’s largest homebuilder.

DEVELOPMENT: ResiHome fully leases Georgia BTR. ResiHome announced that its 136-townhome Jonesboro Crossing community in Jonesboro, Georgia, is now 100% leased. The company said the property is also delivering above-market rents, less than 1% bad debt, and minimal concessions, which it presented as part of a broader pattern across its BTR portfolio, including third-party managed communities. The post credited the ResiHome team for the performance and named Mentor Sokoli, Hayden J. Woods, Lex Harrington, and ResiHome in highlighting the result.

FINANCING: KnightVest Capital secures $81 million refinance. Knightvest Capital has secured an $81 million refinancing loan for Domain Memorial, a 313-unit townhome community in Houston, with Mesa West Capital providing the five-year floating-rate loan. Part of the proceeds will be used to complete interior renovations that have helped boost occupancy and rent premiums since Knightvest acquired the property. Brian Hirsh and Jonah Sacks of Mesa West Capital led the origination team on the financing.

DEVELOPMENT: Center Park Group starts construction on South Carolina BTR. Center Park Group is underway on Berkshire on Clements Ferry, a 192-home BTR townhome community in Charleston, South Carolina, with vertical construction having started in April 2025 and leasing expected to begin this summer. Center Park Group is serving as general contractor for TBC Development, delivering both the homes and community amenities. Jason Esposito, president of Center Park Group, said the project reflects continued demand for well-designed rental housing that can perform over the long term.
