NEWS ROUNDUP

DISPOSITION: JLL sells 149 finished lots. JLL has arranged the sale of 149 finished SFD and TH lots in Alabama, for $10,520,000 ($70,604/lot). Max La Cava, Pier Barinci, and Abbie Kushner of JLL handled the transaction.

FINANCING: Stark secures $44 million for Nebraska BTR. Stark Enterprises has locked in construction financing for Teal Ridge Village, a 244-unit BTR community planned for Gretna, Nebraska, a fast-growing suburb of Omaha. Public records show that Bankers Trust issued a $44 million loan to fund the project. Construction is scheduled to begin this summer, with full completion targeted for 2027. Stark’s wholly owned subsidiary, Arbor Construction, will serve as the general contractor, while Stark Enterprises will also handle ongoing operations and management internally, ensuring full vertical integration for the project.

DEVELOPMENT: Landmark completes first phase of construction. Landmark Properties has completed the first phase of construction at The Everstead at Conroe, a 23.5-acre BTR community located in Conroe, TX. Developed in partnership with Open House Group, and financed by Wintrust, the project features 287,364 SF of residential space across 136 one- and two-story buildings. The community will ultimately offer 56 two-bedroom and 134 three-bedroom ranch homes and townhomes. Landmark Construction served as the general contractor. The Everstead at Conroe marks Landmark’s second BTR project in the region, following The Everstead at Windrose in Spring, TX, and is part of Landmark’s national expansion of its BTR Division launched in 2021.

DEVELOPMENT: ResiBuilt completes first units at Georgia BTR. ResiBuilt has finished the first set of townhomes at Rosebud Place, its newest BTR community in Loganville, GA. All completed homes are currently pre-leased. Rosebud Place will ultimately include 139 townhomes, offering three-to-four-bedroom layouts,each spanning more than 1,800 SF with features like stainless steel appliances, granite kitchen countertops, hardwood-style flooring, and two-car garages. Several amenities, including a dog park and playground, are already completed, with a pool and cabana coming soon.
