DEVELOPMENT: Balcara JV opens clubhouse at 196-unit BTR. A JV between Balcara Group and PCCP has announced the grand opening of the clubhouse at a 196-unit BTR community in the Southshore Bay master-planned development in the greater Tampa metro. The amenity center includes a resident clubhouse with a fitness room, leasing office, and social spaces, along with additional private amenities such as a pool, playground, and dog park. The community offers two-, three-, and four-bedroom townhomes with attached garages. Leasing began in 2025, and final project completion is expected in the fourth quarter of 2026.

DEVELOPMENT: Walker & Dunlop arranges $71 million refinance for Colorado SFR. Walker & Dunlop has arranged $71 million in refinancing for a 229-unit Class A SFR and townhome community in unincorporated Arapahoe County, Colorado. The Walker & Dunlop team of Dustin Stolly, Aaron Appel, Jonathan Schwartz, Adam Schwartz, Keith Kurland, Sean Reimer, Michael Ianno, Christopher de Raet, Jason Schwartzberg, Justin Nelson, and PJ Feichtmeier arranged the floating-rate, interest-only bridge loan from Prime Finance.

DEVELOPMENT: Arlington Properties opens BTR in Alabama. A new rental community in Gardendale is introducing a cottage-style housing option designed to blend the feel of single-family living with the convenience of professionally managed rentals. Tami Stertmeyer of Arlington Properties said the goal was to create something that feels more like a home than a traditional apartment, while Will Hightower of Tower Homes said the project brings the quality and livability of for-sale housing into a rental setting.

DEVELOPMENT: Chapco starts amenity construction for 193-unit BTR. Chapco Design Build has begun work on the amenity package for a 193-unit BTR community in Dawsonville, Georgia, marking its second BTR amenity project in the city. Jay Kiger, president of Chapco Design Build, said the goal is to create amenities that improve the resident experience while also supporting lease-up, retention, and long-term asset value. JCCG started construction on the homes in November 2025, with first move-ins expected this spring.
