DEVELOPMENT: Trilogy Investment to bring 120-unit BTR in Georgia. Trilogy Investment Company has closed on a site to develop a 120-unit stacked-townhome community with one-car garages, open layouts, playgrounds, walking trails, greenspace, and pet areas. Jason Joseph, Trilogy’s CEO and managing partner, said the project is aimed at delivering high-quality housing more quickly as affordability challenges make homeownership harder to reach, with leasing expected to begin in the second quarter of this year and first deliveries planned for the fourth quarter of 2026.

DEVELOPMENT: Madison Communities breaks ground on first BTR in Nashville. Madison Communities has broken ground on a 79-unit BTR townhome community in Nashville, marking the company’s first project in the BTR sector. The development brings together Madison Communities, Madison Capital Group, and Benco Construction, with Benco serving as general contractor. Ross Rabun, executive managing director of Madison Communities, said the project is well positioned to meet renter demand in Nashville by combining access to downtown with a more neighborhood-oriented living environment, while Joshua Zilke, president of Benco Construction, said the development also marks Benco’s first entry into the BTR space. Construction is now underway, with first units expected in spring 2027 and full completion projected for fall 2027.

DEVELOPMENT: Wan Bridge and Centurion American deliver 201-unit BTR. A partnership between Wan Bridge and Centurion American Development Group has delivered a 201-unit BTR townhome community in Lewisville, Texas, a northern suburb of Dallas. The 35.8-acre development offers two-, three-, and four-bedroom townhomes ranging from 1,280 to 1,880 square feet. Amenities include a pool, walking trails, and a dog park.

DEVELOPMENT: JCCG selected to build 125 SFRs in Georgia. Jim Chapman Construction Group has been selected to build 125 single-family rental homes in a new 42-acre independent living community in Milledgeville, Georgia. Developed by BLDG Real Estate, the project is designed to complement the neighboring senior living campus while giving residents more independence with access to existing amenities, and it will be managed by The Fellowship Family upon completion. Jim Chapman, CEO of JCCG, said the project reflects a shared focus on thoughtful design and long-term livability, while Chris Mancuso, president of JCCG, said the community offers a distinct independent living model that balances autonomy with access to services. Land development on the first phase of 91 homes began in November 2025, vertical construction is scheduled for June 2026, leasing is expected to begin in September 2026, and full completion is anticipated by January 2027.
