FUNDRAISING: Peakline launches BTR fund. Peakline Real Estate Funds (PREF) has officially entered the BTR space with the launch of its new fund, Peakline Real Estate BTR Fund I. The fund launch comes amid growing demand for single-family rental housing and marks a significant milestone for the firm as it continues to build on its existing $5 billion portfolio, which includes logistics, qualified opportunity zones, and other real estate sectors. “We are thrilled to add Build-to-Rent housing to PREF's portfolio, as our team continues to identify compelling private market opportunities for our investors,” said Michael Miller, Co-Founder, President, and CEO of PREF. Led by Managing Director Jason Ross, the new fund will target in-fill suburban locations across the Southeast, Mountain West, and Midwest, focusing on markets with strong school systems, employment centers, retail access, and high tenant demand. With over 1,600 units already identified for investment, PREF will partner with local sponsors to create rental neighborhoods with modern homes and shared amenities tailored to evolving renter preferences.

DISPOSITION: CBRE sells $95.7 million BTR in Arizona. CBRE has brokered the sale of Bella Encanta, a newly built BTR community located in Mesa, Arizona. The 212-unit property was sold by Mesa-based Bela Flor Communities to a global institutional investor for $95.7 million. CBRE’s Griffen Tymins, Asher Gunter, Matt Pesch, Sean Cunningham, and Austin Groen represented the seller in the transaction.

DEVELOPMENT: Center Park Group delivers first buildings at South Carolina community. Center Park Group announced it is on schedule to deliver the first three townhome buildings at Surfside Retreat to Maymont Homes, with leasing for the initial phase now underway. The remaining buildings in the first phase are expected to be completed by the end of April. “Surfside Retreat showcases our ability to execute efficiently while providing residents with modern, well-located homes that enhance their lifestyle,” said Jason Esposito, CEO and managing partner of Center Park Group. Travis Blum, Director of Community Investments at Maymont Homes, added, “We greatly value our ongoing partnership with Center Park Group, as they consistently deliver well-crafted homes and beautiful communities that enhance our BTR portfolio.”

DEVELOPMENT: Stella Homes set to complete five BTR communities in Fall 2025. Stella Homes has announced that it has five BTR communities in its pipeline. Spread around Charlotte, North Carolina, these communities will feature 602 homes, each featuring private garages and private backyards.
