NEWS ROUNDUP

FINANCING: Anchor Loans provides $58.5M for 279 BTR homes in Florida. Anchor Loans has closed $58.5M in vertical construction financing for two adjacent build-to-rent communities with a combined 279 homes in Deltona, FL, for repeat borrower Agador Spartacus Development. The financing includes about $30.2M for a 153-home community and $28.3M for a 126-home community, each with a mix of cottages, duplexes and townhomes, plus a dog park and clubhouse. Paul Stockamore, chief lending officer at Anchor Loans, said Agador's track record, equity investment and Florida experience gave the lender the confidence to finance both communities. Samy Cohen, principal at Agador Spartacus Development, said it makes a real difference to work with a lender that can close on two communities at once.

DEVELOPMENT: Queen Creek denies Greystar's 150-home BTR rezoning in Arizona. The Queen Creek Town Council voted 3-2 against Greystar's request to rezone 16.8 acres in Queen Creek, AZ, from commercial to medium-density residential for a 150-home build-to-rent community of 102 single-family homes and 48 duplex units. Mayor Julia Wheatley said the plan was better than earlier proposals, but she could not square the town's work to secure long-term water with a rental project that is not required to show a 100-year assured water supply. Council Member Jeff Brown said residents do not support the number of rezonings for rental product, while Vice Mayor Bryan McClure, who voted yes, said every inquiry for the site over the past five years has been for housing. The town's Planning & Zoning Commission had recommended approval.

DATA: Phoenix BTR deliveries drop sharply as vacancy improves to 8.8%. Northmarq's latest Phoenix build-to-rent report shows fewer than 1,400 homes delivered in the first half of the year, down from an average of more than 5,000 a year over the prior three years. Vacancy fell 100 basis points over six months to 8.8%, while the average rent was down 1.7% year over year at $1,969. Average sale prices rose 25% to about $430,000 per home, and Northmarq counts 3,640 homes under construction, close to the 3,689 units tracked by AZBEX's DATABEX.

DEVELOPMENT: Capstone starts construction on 275-unit BTR in Florida. Capstone Communities has secured financing and started construction on a 275-unit build-to-rent community on 18.37 acres in the Viera master-planned community in Brevard County, FL. Amanda Wallis, executive vice president of development at Capstone Communities, said it will be the firm's 14th BTR community and its first in Viera.
